Below is a list of documents and or conditions required to close your loan with ePrivate Lending. We keep the conditions simple, only requiring what is truly needed to complete your loan approval.
Construction Budget – Required on Renovation and Fix and Flip Loans
Purchase Contract – Required on all purchases will be a signed purchase contract, seller disclosures along with any and all signed amendments and addendums shall have Lender listed as Loss Payee. It should read as follows:
Entity Documents – Articles of Incorporation, Operating Agreement/Bylaws, Letter of Good Standing
Appraisal – If one is required, ePrivate Lending will order and borrower will pay C.O.D.
Title – Title Insurance Policy, Closing Protection Letter, 24 Month Chain of Title and Wiring Instructions will be ordered by ePrivate Lending
Insurance – Borrower will provide Hazard Insurance and Liability Coverage. Mortgagee Clause shall have Lender listed as Loss Payee. It should read as follows:

- Driver’s license
- Social Security Verification
- Assets- Checking, Savings, Retirement (Most recent statement within 30 days of application). Must contain name, bank and account number with all pages attached.
- Credit Report- Borrower will be emailed a link from Experian requesting a credit bureau from ePrivate Lending. Pull single credit report at https://connect.experian.com/
